The latest stats are now available for the month of June 2021, they have shown a decrease in the median sale price down to $610,000, while this is a drop from Mays’s figure of $636,000 it is still an increase of nearly 20% on Junes 2020 median.

Number of sales remain low with a recorded figure of 144 completed sales for June a big shift downwards on the corresponding time of last year where we saw 208 completed sales.

Median days to sell have slowly risen over the preceding months of 2021nand we now sit at a median of 29 days for a completed sale, this figure can be attributed to some government policies recently put in place especially as investors whilst still in the market are more selective in terms of what margins they are looking for and what properties are viable for their portfolios and circumstances, hence the marginal investments are seeing a lot less activity and enquiry.
